The housing market data and analytics presented on this platform are provided for informational purposes only and do not constitute financial advice, investment recommendations, or recommendations to buy, sell, or hold property. All users must conduct their own due diligence and consult with qualified financial, legal, and real estate professionals before making any investment decisions.

1. Acceptance of Terms

By accessing or using OpenRoof (the “Service”), you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not use the Service. OpenRoof reserves the right to modify these terms at any time by posting an updated version on the website. Your continued use constitutes acceptance of the updated terms.

2. User Eligibility

You must be at least 18 years old to use OpenRoof. By using the Service, you represent and warrant that you meet this age requirement and have the legal capacity to enter into this agreement. You are responsible for all activity on your account.

3. Data Accuracy and Sources

OpenRoof aggregates housing market data from public records and third-party sources including Zillow ZHVI/ZORI, Realtor.com, U.S. Census ACS, and the Federal Reserve. While we strive for accuracy, we do not guarantee the accuracy, completeness, or timeliness of any data. Data is provided “as is” without warranty. Sources may contain errors, incomplete information, or outdated records. Always verify critical data with original sources before relying on it for decisions.

All data includes a “Data as of” timestamp. We make no warranty that data remains current after that date.

Public-record data is processed only from official or publicly available sources that have passed source-review guardrails. OpenRoof does not provide skip tracing, phone or email enrichment, MLS data, AVMs, owner scoring, consumer scoring, or non-public contact enrichment.

4. Prohibited Eligibility and Housing Uses

OpenRoof is a housing-market intelligence and research tool. You may not use the Service, scores, forecasts, public-record data, exports, or AI summaries as a consumer report or as a factor in determining any person's eligibility for credit, insurance, employment, housing, tenancy, lending, government benefits, or any other purpose regulated by the Fair Credit Reporting Act or similar laws.

You may not use OpenRoof to discriminate in housing, advertising, lending, tenant selection, or real estate services based on protected characteristics or proxies for protected characteristics, including race, color, religion, sex, disability, familial status, national origin, or any other status protected by applicable law.

5. Acceptable Use

You agree not to:

•Scrape, crawl, or programmatically extract data from OpenRoof without explicit written permission
•Commercially redistribute, resell, or republish OpenRoof data or analytics
•Use the Service to develop competing products or services
•Violate any applicable laws or regulations in your jurisdiction
•Attempt to identify, contact, harass, profile, or target individuals using public-record, saved-market, chat, or community data
•Upload unlawful, infringing, private, non-consensual, or sensitive personal information that you do not have the right to share
•Engage in any activity that disrupts or interferes with the Service's infrastructure

6. Subscription and Billing

Pricing: Premium subscriptions are available at $15/month or $99/year (approximately $8.25/month when billed annually).

Billing: Subscriptions renew automatically at the end of each billing period using your saved payment method. Current subscriptions are purchased on the OpenRoof website and processed by Stripe. The native app opens the secure website for purchase and plan changes.

Cancellation: You may cancel future renewal at any time via your Billing settings or by contacting support@openroof.app. Cancellation takes effect at the end of your current billing period. You will retain Premium access until the period ends.

No Refunds: Annual subscriptions are non-refundable. Monthly subscriptions cancelled before their renewal date will not be charged for the next period.

Payment Method: You authorize OpenRoof to charge your payment method as agreed. You are responsible for maintaining accurate and current payment information.

7. Limitation of Liability

To the fullest extent permitted by law, OpenRoof and its operators are not liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Service, including but not limited to loss of revenue, business, or data, even if advised of the possibility of such damages.

8. GDPR and CCPA Rights

Data Deletion: You can initiate account deletion from Profile Settings. If you cannot access your account, email support@openroof.app with the subject line “Data Deletion Request” and include your account email address. We will process your request within 30 days and permanently delete your account, saved locations, preferences, and associated data unless we are legally required to retain limited records.

No Sale of Personal Data: OpenRoof does not sell your personal data to third parties.

9. Governing Law

These Terms of Service are governed by and construed in accordance with the laws of the United States, without regard to its conflict of law principles. Any legal action or proceeding shall be brought exclusively in the federal or state courts located in the United States.
