The housing market data and analytics presented on this platform are provided for informational purposes only and do not constitute financial advice, investment recommendations, or recommendations to buy, sell, or hold property. All users must conduct their own due diligence and consult with qualified financial, legal, and real estate professionals before making any investment decisions.
1. Acceptance of Terms
By accessing or using OpenRoof (the “Service”), you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not use the Service. OpenRoof reserves the right to modify these terms at any time by posting an updated version on the website. Your continued use constitutes acceptance of the updated terms.
2. User Eligibility
You must be at least 18 years old to use OpenRoof. By using the Service, you represent and warrant that you meet this age requirement and have the legal capacity to enter into this agreement. You are responsible for all activity on your account.
3. Data Accuracy and Sources
OpenRoof aggregates housing market data from public records and third-party sources including Zillow ZHVI/ZORI, Realtor.com, U.S. Census ACS, and the Federal Reserve. While we strive for accuracy, we do not guarantee the accuracy, completeness, or timeliness of any data. Data is provided “as is” without warranty. Sources may contain errors, incomplete information, or outdated records. Always verify critical data with original sources before relying on it for decisions.
Read the observation date and source notes alongside each value. An observation date describes the period measured; it is not the date we last checked the source. We make no warranty that data remains current after its observation date.
Public-record data is processed only from official or publicly available sources that have been reviewed for permitted access and use. OpenRoof does not provide skip tracing, phone or email enrichment, MLS data, automated property valuations (AVMs), owner scoring, consumer scoring, or non-public contact enrichment.
4. Prohibited Eligibility and Housing Uses
OpenRoof is a housing-market intelligence and research tool. You may not use the Service, scores, forecasts, public-record data, exports, or AI summaries as a consumer report or as a factor in determining any person's eligibility for credit, insurance, employment, housing, tenancy, lending, government benefits, or any other purpose regulated by the Fair Credit Reporting Act or similar laws.
You may not use OpenRoof to discriminate in housing, advertising, lending, tenant selection, or real estate services based on protected characteristics or proxies for protected characteristics, including race, color, religion, sex, disability, familial status, national origin, or any other status protected by applicable law.
5. Acceptable Use
You agree not to:
- •Scrape, crawl, or programmatically extract data from OpenRoof without explicit written permission
- •Commercially redistribute, resell, or republish OpenRoof data or analytics
- •Use the Service to develop competing products or services
- •Violate any applicable laws or regulations in your jurisdiction
- •Attempt to identify, contact, harass, profile, or target individuals using public-record, saved-market, chat, or community data
- •Upload unlawful, infringing, private, non-consensual, or sensitive personal information that you do not have the right to share
- •Engage in any activity that disrupts or interferes with the Service's infrastructure
6. Subscription and Billing
Pre-launch status: OpenRoof is a development preview and is not currently offering new paid memberships, paid trials, checkout, or paid plan changes to the public.
Existing subscriptions: If your account has a subscription established before the pre-launch sales pause, it remains governed by the terms accepted at purchase and may continue to renew until canceled.
Cancellation: Existing subscribers may cancel future renewal through Billing or by contacting support@openroof.app. Cancellation takes effect at the end of the current paid period, and access continues through that period.
Payment management: Stripe processes existing subscription billing. Existing subscribers may use the secure customer portal to view receipts, update a payment method, or cancel renewal.
7. Limitation of Liability
To the fullest extent permitted by law, OpenRoof and its operators are not liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Service, including but not limited to loss of revenue, business, or data, even if advised of the possibility of such damages.
8. GDPR and CCPA Rights
Data Deletion: You can request account deletion in Settings → Security. If you cannot access your account, email support@openroof.app with the subject line “Data Deletion Request” and include your account email address. We will process your request within 30 days and permanently delete your account, saved locations, preferences, and associated data unless we are legally required to retain limited records.
No Sale of Personal Data: OpenRoof does not sell your personal data to third parties.
9. Governing Law
These Terms of Service are governed by and construed in accordance with the laws of the United States, without regard to its conflict of law principles. Any legal action or proceeding shall be brought exclusively in the federal or state courts located in the United States.
